Shepherd’s Huts Explained: History, Uses & Benefits
Traditionally, a Shepherd’s Hut was a portable shelter used during lambing season, offering protection from the elements in remote field locations. These small, functional huts were typically towable by horses and built using materials the farmer had on hand—making each one unique. Inside, the shepherd had everything needed for life on the land: a place to stay warm, cook, rest, and keep watch over the flock. Today’s shepherd huts are inspired by this timeless design but reimagined for modern use. Similar mobile living spaces from the past include Showman’s Wagons, Gypsy Wagons, and Roadman’s Wagons—each a testament to simple, self-contained living in harmony with nature
Shepherd’s Huts have evolved far beyond their traditional roots. Today, they serve countless modern purposes—perfect as a home office, artist’s studio, craft workshop, yoga or fitness space, fishing bothy, hunting lodge, children’s playroom, or extra guest accommodation. Handcrafted with precision and purpose, these bespoke huts feature fully insulated walls, energy-efficient windows, integrated kitchens, and private bathrooms—offering a truly self-contained retreat in any landscape. Whether you're welcoming visiting relatives, returning students, or even hosting paying guests, a shepherd’s hut adds charm, flexibility, and usable space to your property.
At Tartan & Thistle, we specialise in high-quality, handcrafted huts and cabins built for year-round comfort. Inspired by tradition and enhanced with modern techniques, we combine eco-conscious materials with contemporary luxuries to create your ideal retreat. Whatever your vision, we’ll craft a hut that’s truly your own—beautiful, functional, and built to last.

Start Your Glamping Business in the Beautiful Highlands
The Scottish Highlands are fast becoming a top destination for tourists, with breathtaking landscapes and a wealth of activities on offer. More visitors are flocking to the area each year, and now is the perfect time to capitalize on this growing trend by adding a luxury glamping hut to your property or launching a new business venture.
For as little as £38,000, you could own a high-quality, handcrafted shepherd’s hut complete with a double bed, kitchen, and WC with a shower.
At current rates, you can expect to charge anywhere from £90 - £200 per night depending on season, location, and demand. If you rent out your shepherd’s hut for 200 nights a year at the lowest rate of £90, that’s £18,000 in potential annual revenue. In just under two years, your hut could pay for itself, and from there, it’s pure profit — an investment that pays you back quickly.
A Sustainable Investment with No Impact on Housing Supply
Unlike other forms of accommodation, adding a shepherd’s hut or cabin for holiday use doesn’t contribute to local housing shortages, making it a responsible investment choice. Plus, it offers a unique opportunity to generate revenue in a growing market without impacting the local community.

It depends on how you intend to use your hut. For most personal uses—such as a garden retreat, home office, or creative studio—planning permission is typically not required, as this is considered incidental use under permitted development rights.
However, if you plan to use your shepherd hut as a holiday let or rental accommodation, you may require a change of use application or full planning permission. This can vary depending on your location, especially in sensitive or protected areas such as parts of the Scottish Highlands.
👉 Our advice? Always check with your local planning authority before installation to be sure. It’s the responsibility of the landowner to ensure all necessary permissions are in place.

Every one of our shepherd huts is handcrafted from scratch using high-quality, locally sourced materials. Because each build is entirely bespoke, timelines can vary depending on design complexity, seasonal demand, and custom features.
As a general guide, a standard-sized hut—fully equipped with a sleeping area, mini kitchen, shower room, and wood-burning stove—typically takes around 10 to 12 weeks to complete.

We work with trusted local haulage companies to deliver our handcrafted huts throughout the Highlands, Islands, and across Scotland. Each hut is transported on a HIAB crane truck, which allows it to be lifted and carefully placed—often exactly where you want it, provided there’s clear access.
That said, we know the perfect view doesn’t always come with a perfect road! Over the years, we’ve delivered huts to some incredibly remote and rugged locations. Whether it's over a field, around a bend, or beside a loch, we’ll work with you (or your local groundworker) to find a safe and efficient solution.
🛻 No road? No problem. Where there’s a will, there’s usually a way!

The price of your hut depends on your chosen layout, features, and level of finish. Our handcrafted shepherd huts start from £24,995 + VAT, and a fully equipped, luxury model with all the bells and whistles typically ranges between £32,000–£38,000 + delivery.
Every build is completely bespoke, so we always aim to offer the best possible value for your budget. If you're considering investing in a shepherd hut—whether it’s for personal use, guest accommodation, or a holiday rental—get in touch and we’ll tailor a quote specifically for your needs.
Don’t forget to consider any additional costs, such as groundworks, electrical or plumbing connections, and delivery logistics, especially if you're planning to site the hut off-grid or in a remote location.
